Location

Greater Groves of Clermont Florida, located in south Lake County off of Highway 27, commands amazing convenience! Because of being less than 3 miles north of Highway 192, or Irlo Bronson Memorial Highway, and 6 miles west of Disney, residents can see fireworks almost every night! Some may consider the location in or close to the “4 Corners” area. While not a municipality, the area has this name due to the 4 different “LOOP” county lines (Lake, Orange, Osceola, and Polk) coming together only 3 miles away.

Greater Groves Attributes

The neighborhood has Single Family Homes built from 1992 through 1998, in 8 different phases. All lots have lot sizes ranging from just under .25 acre to just under .5 acre. A majority of the homes hover around the .25 acre lot size. 

The amenities available to home owners include a community residents only pool, tennis courts, and children’s playground. All of these amenities have keyed access. Greater Groves residents also have a large open grassy area. This area allows for running with fur babies, playing catch and other sports. 

The Homeowners Association also hold events throughout the year! The HOA will invite residents to bar-b-ques and water-slide bounce houses, with holiday favorites like Santa and the Easter Bunny!

Schools

The school zones for the Greater Groves development includes Sawgrass Bay Elementary, Windy Hill Middle, and East Ridge High at the time of the writing/updating of this article (2019). You can find additional information about these Lake County schools at http://www.fldoe.org/

Convenience of Greater Groves

The development has a Daycare located in the neighborhood called Aquarella Kids Academy. The residents also have a Wawa right at the entrance. Publix makes grocery shopping convenient with a store located directly across the street. In addition, this plaza has loads of other conveniences such as Bamboo Garden Chinese take-out, Dominos Pizza, this authors favorite sushi restaurant, Mito’s, and the always favorite Redbox!

Miscellaneous Information

The location of Greater Groves allows for short term vacation rentals, being so close to the theme parks. However, only 82 out of 468 properties according to property tax records have “absentee owners” which indicate a rental home. Without knowing the exact ratios of short term and long term, roughly only 18% of the homes get rented out.

Finally, the local utilities for the development include SECO Sumter Electric, Utilities Inc for water and sewage, TECO Peoples Gas, and Spectrum Cable or CenturyLink.
